The site

A quarry that stopped working and filled with water

The site near Radnice in the Plzeň Region covers 151,000 m² in total, and the lake in the worked-out quarry forms part of it, together with the exposed rock face above the water. The land value is CZK 100 million, approximately €4.1 million at CZK 24.15/€.

The zoning plan places the site in zone Z15, which pushes most of the area towards single-storey development. One part of the site holds an exception and permits building up to four storeys.

Zoning plan

Why the zoning plan is not a problem

Z15 rules out the hotel block that a conventional resort would build. It does not, however, rule out a resort — it moves the programme onto the water and along the shoreline, which is precisely what a guest paying for water, rock and quiet actually wants.

The four-storey zone then accommodates the reception, the restaurant and the back-of-house that have to stand somewhere.

Masterplan

How the site works

No.Element
1Main building — reception, restaurant, wellness and back-of-house, in the zone permitting up to four storeys
2Cabins on piles projecting over the water, reached by a timber walkway
3Equestrian centre — stabling for 30 to 40 horses, paddocks and an arena
4Fishing jetties and pontoons on the water
5Access road, arrival court and parking, screened from the lake
6Restaurant and wellness pavilion on piles above the water

An indicative masterplan prepared for this document from the project visualisations. Positions, shapes and areas are schematic and do not derive from a land survey or from any planning submission.

Visualisation

How the lakeside resort could look

Illustrative visualisation of the intended resort. It is not design documentation and not a binding depiction of what will be built. The clip is silent.
Cabins on piles and a pavilion above the quarry lake at dusk, lit from outside.
At dusk the cabins and the pavilion read as a single line on the water.

Uses

Three revenue streams on one lake

A resort that lives on overnight stays alone is a seasonal business. Stabling horses and a managed fishery bring contracted revenue and mid-week revenue, and they use the areas that cannot be built on in any case.

Accommodation

Around 200 beds in the cabins on piles above the water and in the main building, within reach of the Plzeň and Prague catchment areas.

Equestrian centre

Stabling for 30 to 40 horses with paddocks and an arena. Stabling and tuition generate contracted monthly revenue independent of the season.

Fishing

The lake as a managed fishery with jetties and pontoons — the lowest capital intensity of the three, and it fills capacity mid-week.

The restaurant holds the view of the lake from every table.

What is not yet done

  • The book records the project at the preparation stage; the resort has not been built and the book states no operating figures for it.

  • The masterplan is indicative and derives from the project visualisations, not from a land survey or any planning submission.

  • The capacities — approximately 200 beds and stabling for 30 to 40 horses — are parameters of the plan, not a permitted or contracted position.

  • Zone Z15 pushes most of the area towards single-storey development; the exception for up to four storeys applies to one part of the site only.

  • The amount stated is the land value, not a contracted acquisition price; the portfolio figures in the book are not fully comparable with one another.

The conversion of CZK 100 million to approximately €4.1 million uses a rate of CZK 24.15/€. Investment share classes are issued in both CZK and EUR while this asset sits in the Czech Republic — a currency mismatch therefore remains between the share class and the underlying asset.

The project is at the preparation stage and the masterplan does not derive from a land survey or any planning submission. The land value of €4.1 million is not the fund's net asset value, which the administrator determines monthly, and the portfolio figures are not fully comparable with one another. A complete list of risk factors is set out in the prospectus (statut) of the relevant sub-fund.

Investment studies, contractual documentation and the data room are made available to qualified investors after an initial meeting and the signing of an NDA.
