The site

270 hectares with power, two kilometres from the A1 motorway

The site lies at Częstochowa–Rudniki in the Silesian Voivodeship. The A1 motorway junction and the railway station are both two kilometres away, and approximately 750,000 people live within a sixty-minute drive.

A 110 kV line runs alongside the site and a substation stands next to it; connection terms are in progress. The site was acquired within the group, easements are being settled and the zoning plan carries a mixed designation — the route to the programme is a single amendment to the municipal study.

Visualisation

How the campus could look

Illustrative visualisation of the intended campus. It is not design documentation and not a binding depiction of what will be built. The clip is silent.

Programme

What is to be built on the site

Data centre

Phased from 100 MW, with computing capacity prepared for memristors.

Solar generation

On-site generation held in a dedicated energy SPV.

Battery storage

BESS for peak shaving and balancing services.

Logistics halls

On land already designated for manufacturing and warehousing.

The airfield core is retained and coexists with the development; value comes from the zoning work and grid capacity, not from any change to the aviation status of the site.

Capacity and energy

Phased to 900 MW, with power generated on site

Phasing of the campus capacity over a five-year horizon.

Energy

Generation stays in a separate company

Energy in a separate company

The solar generation, the storage, the substation and the grid connection are delivered by a dedicated energy company set up with the ELQ group, which supplies the campus under a long-term green power purchase agreement. The fund contributes the land for a minority stake instead of financing generation from its own balance sheet.

Why this protects the return

Financing the solar park and the storage from the fund's own balance sheet would reduce the project's modelled IRR by roughly five percentage points. Keeping generation in a separate company preserves it.

What is not yet settled

  • Terms for connection to the adjoining 110 kV line are in progress; they have not been issued.

  • Easements over the site are still being settled.

  • The programme requires an amendment to the municipal study; that is only now being pursued, together with the reclassification of the development area.

  • The 900 MW figure is the target of the phasing over a five-year horizon, not the campus capacity today.

  • The difference of roughly five percentage points in IRR is the modelled effect of how the energy assets are financed, not an operating result.

On-site renewable capacity requires an amendment to the municipal study, which is being pursued together with the reclassification of the development area.

Access
2 km to the A1 motorway junction and to the railway station
Electricity
Adjoining 110 kV line and substation; connection terms in progress

Zoning plan
Mixed designation; the route is a single amendment to the municipal study

Connection terms have not been issued, easements are being settled and the programme for the site requires an amendment to the municipal study. The 900 MW figure is the target of the phasing over a five-year horizon; no figure on this page derives from an operating history of the campus.

The detail sits in the data room

Investment studies, contractual documentation and the data room are made available to qualified investors after an initial meeting and the signing of an NDA.
